Position Title: Project Manager, Real Estate Development

Supervisor: Senior Vice President of CED

Status: Full Time

We are seeking an experienced PM to be APM’s representative to identify, plan and supervise a wide range of real estate development projects from start to finish. The PM represents APM’s interests and acts as the liaison between the acquisition owners/sellers, design team, contractors, and vendors back to the owner ensuring that APM’s best interests are at the heart of every decision made.

The PM reports to the Senior Vice President of CED. The PM will represent APM, manage, and coordinate all aspects of real estate development projects and ensure they are completed in a timely and efficient manner. PM sets requirements for time and money of the design team, contractors, and vendors and co-ordinates all of them by being active at their individual management level to assist them in resolving problems.

An excellent PM must be well-versed in real estate finance, acquisition procedures, including pre-purchase site analysis, all construction methodologies and procedures and able to coordinate a team of professionals of different disciplines to achieve the best results. The ideal candidate will have an analytical mind, great negotiation and organizational skills.

The goal will be to ensure all projects are delivered on time according to requirements and without exceeding budget.

The PM is charged to monitor:The design development process to ensure project scope is achieved;

  • The overall project budget (including FFE and other non design/construction related costs);
  • Collaborate with engineers, architects etc. to determine the specifications of the project
  • The bidding process; Negotiate contracts with external vendors to reach profitable agreements
  • Assist with jurisdictional reviews and project related mitigation issues;
  • Construction related activities, including pay applications;
  • Project close-out and occupancy;
  • Move management and relocation.
  • Determine needed resources (manpower, equipment and materials) from start to finish with attention to budgetary limitations
  • Supervise the work of laborers, mechanics etc. and give them guidance when needed
  • Evaluate progress and prepare detailed reports
  • Ensure adherence to all health and safety standards and report issues

Required Experience:

  • Proven experience as PM
  • In-depth understanding of construction procedures and material and project management principles
  • Familiarity with quality and health and safety standards
  • Good knowledge of MS Office
  • Understands Real Estate Finance and is able develop budgets
  • Familiarity with construction/ project management software
  • Outstanding communication and negotiation skills
  • Excellent organizational and time-management skills
  • A team player with leadership abilities
  • BSc/BA in engineering, building science or relevant field preferred
  • Project Management Professional (PMP) or equivalent certification will be an advantage
  • Bilingual (English/Spanish preferred)
